Pre-
Construction

Millstone helps clients navigate the pre-construction process by offering the following services:

  • Permitting & Approvals: We will take the lead in acquiring the permits and approvals required by state and local authorities having jurisdiction to construct your project.

  • Site & Building Design: We will work with you to assemble an experienced team of design professionals, or work with your chosen team, to ensure that your project is designed for success.

  • Value Engineering: Working with a knowledge of best construction practices, we will review the project plans and specifications to identify potential value engineering and cost saving opportunities for your consideration.

Construction

Fulfilling the typical role of a General Contractor, Millstone will provide the following services during the construction phase of your development:

  • Schedule & Budget Management: We will create and implement a schedule and budget for the project designed to meet your goals.

  • General Contracting: We will leverage our network of subcontractors and material suppliers to execute the construction of your project per the project design.

  • Job Site Supervision: With daily on-site supervision, we will guide the construction of your project to encourage efficiencies and to complete the project on budget and on schedule.

  • Job Cost Accounting: We will provide project level job cost accounting to meet your needs.

Post-
Construction

Upon completing construction, Millstone will provide the information and support your team needs to begin operations in the new building:

  • Construction Warranty: We provide a 12-month warranty covering construction defects.

  • As-Built Drawings: We will provide the facility with a set of as-built construction drawings upon project completion.

  • Product & Warranty Info: We will provide the facility with product and warranty information for all installed materials and equipment.

  • In-Service Training: We will coordinate training sessions as needed between our contractors and suppliers and your staff on the operations of all building systems.

Breaking Ground Spring 2023: 186-unit Class A market rate multifamily development on Lake Julian in South Asheville. This project is Asheville’s only lakefront multifamily project.

86-unit Class A market rate multifamily development. This project features high end unit finishes, mountain and lake views, and an option for in-building garaged parking.

This project is currently under construction with an estimated completion date of November 2023. It will be top of the market in terms of finishes and amenities once completed.

CUBESMART SELF STORAGE

2135 N Illinois St, Indianapolis, IN 46202

Serving as the Owner’s Rep, Millstone helped to push this project through an intense re-zoning process, and then served as the general contractor to redevelop the site into a storage facility.

Construction began with the demolition of two existing buildings ahead of constructing this 114,000 sqft climate-controlled storage facility.

The project is 3-stories of storage space on top of a 28,000 sqft basement. Construction of the basement required extensive shoring operations, and the heavy steel and concrete structural framing methods necessitated the use of a crane for the early stages of construction as well. The demolition work on this project required some soil mitigation work, as well as asbestos mitigation.

The project was completed on time and significantly under budget.

CUBESMART SELF STORAGE

9750 N Michigan Rd, Carmel, IN 46032

This Carmel, Indiana storage facility is the first of its kind in the Indianapolis market: a 3-story climate-controlled facility with drive-thru access. The drive-thru access on this building is large enough for semi-truck and moving trucks to access, and the center drive-lane allows for multiple customers to park inside to unload their stored items.

This project contains 97,000-square feet of total storage, between 4 single story out-buildings at the rear of the development and the steel and concrete 3-story main building at the front.

This project was completed in 14-months, finishing on time and on budget.

Extra Space SELF STORAGE

1901 W 3rd St, Bloomington, IN 47404

Millstone served as the general contractor for this 5 building, 78,000 sqft climate controlled self storage facility in Bloomington, Indiana.

Construction began in July of 2020 and was completed in June of 2021. The project was finished on time and on budget.

SHAMROCK SELF STORAGE

765 W Carmel Dr, Carmel, IN 46032

Millstone Management was hired to manage the delayed schedule of this self-storage facility in Carmel, IN. This project includes unique architectural features required by the City of

Carmel to blend in with the surrounding developments. Millstone received all final building inspections, and the final Certificate of Occupancy all while working with the business owner to lease out the building.
